Blue & Co. Explains Depreciation Recapture Impacts for Real Estate Investors

Blue & Co. explains that the One Big Beautiful Bill restored 100 percent bonus depreciation, which amplified immediate deductions from cost segregation but can increase depreciation recapture on sale. The firm notes depreciation recapture rules differ by asset: Section 1245 recapture is generally taxed at ordinary rates (up to 37%), while unrecaptured Section 1250 gain is generally taxed at a maximum 25%. Blue & Co. outlines planning strategies — de minimis expensing, proper asset disposals, and 1031 exchanges — and recommends consulting a local Blue & Co. advisor.
