FHCCI: 24,938 eviction filings in Marion County in 2025 spotlight rising corporate landlord filings in Indianapolis

The FHCCI’s State of Fair Housing Report — Marion County’s Top Evictors reports that multifamily complexes produced more than two-thirds of filings in 2025, and that corporate investors filed at elevated rates: Main Street Renewal recorded 285 filings across 849 homes (33.6 per 100 homes) and Heather Ridge Apartments/BSG Enterprises had 137 cases across 204 units. Local public-health data cited in the report says 48% of tenants facing eviction fell behind after job loss or reduced hours, and 27% after unexpected emergencies.

The report documents racial disparities: OPHS found two-thirds of tenants facing eviction in Marion County are Black and 44% of affected household members are children under 18; FHCCI notes majority-Black and Hispanic tracts face higher eviction rates than comparable majority-white areas.
