The facility was constructed in 2024, is 100% leased to a single tenant and serves as that tenant’s largest North America redistribution center, servicing eight regional centers.
The company described the transaction as supporting its strategy to include a modest amount of fixed-rate leverage on specific properties to enhance point-forward returns. JLL Income Property Trust was identified in the release as an institutionally managed, daily NAV REIT; as of September 30, 2026 the trust held approximately $2.7 billion in industrial assets across 66 industrial properties, with industrial investments comprising 40% of a $6.9 billion portfolio.
